253 New Houses Planned on Eastern Side of Jackson

JACKSON TOWNSHIP, NJ – An application to build 253 more housing units on the eastern side of Jackson will be heard on June 15th at town hall. The large project will stretch from East Veterans Highway on the north side, to South Hope Chapel Road on the east and Whitesville Road to the south.

Of the 253 new units, 48 units will be in six multi-family buildings. The site plan submitted by Swanborne, LLC will also include a lot for the construction of a two-story, 8,226 square foot house of worship.

NOTICE OF PUBLIC HEARING JACKSON TOWNSHIP ZONING BOARD OF ADJUSTMENT OCEAN COUNTY, NEW JERSEY PLEASE TAKE NOTICE that the Jackson Township (“Township”) Zoning Board of Adjustment (“Board”) will hold a public hearing on the June 15, 2022 at 7:00 p.m. (“Hearing”) located at the Township’s Municipal Building, 95 West Veterans Highway, Jackson, New Jersey 08527 or at such other time and place as the Board may adjourn to thereafter, to consider an application made by SWANBORNE, LLC (“Applicant”) seeking Preliminary and Final Major Subdivision & Preliminary and Final Major Site Plan Approval, and Conditional Use Approval, Conditional Use Variance Relief pursuant to N.J.S.A. 40:55D-70(d)3 (“Application”) regarding property bounded by East Veterans Highway (Ocean County Route 528) to the north, South Hope Chapel Road (Ocean County Route 547) to the east, and Whitesville Road (Ocean County Route 527) to the south and west, and known and designated as Block 20801, Lots 1, 8, 9, 10, 11, 12, 15, 16, 17, 18, and 28, and Block 20701, Lot 3 on the Township’s Tax Map (the “Property”). The Application proposes to subdivide the Property to permit construction of an inclusionary residential development with 253 units, including: 205 single-family detached residential lots (of which 2 are existing residences to remain); a lot for construction of 6 multi-family residential buildings containing a total of 48 residential units affordable to very-low, low and moderate income families and individuals; a lot for construction of a 2-story house of worship with 8,226 +/- s.f. of building area and associated parking areas; the removal and demolition of structures on a 4 +/- acre lot and construction of a proposed recreation area including an open playing field, basketball court, and timber playset; a lot for a sanitary sewer pump station; and four stormwater management/open space lots; as well as ancillary site improvements including but not limited to internal roadways, stormwater management facilities, utilities, parking, lighting, landscaping and other typical accessory uses and structures (collectively, the “Project”). The Property is approximately 158.8 acres in area and is located in the Township’s Regional Growth 2 Zone (“RG-2 Zone”), and the proposed uses are conditionally permitted in the RG-2 Zone. In addition to Preliminary and Final Major Subdivision & Preliminary and Final Major Site Plan Approval, Applicant seeks Conditional Use Variance Relief pursuant to section -70(d)3 of the Municipal Land Use Law, N.J.S.A. 40:55D-1 et seq. (“MLUL”), and the Township’s Land Use and Development Regulations (“Ordinance”) to permit the affordable housing units in attached dwellings with eight (8) units per building, whereas the Ordinance permits attached dwellings with a maximum of four (4) dwelling units per building; and to permit parking and drive aisles in the front yard setback and buffer area for the proposed house of worship. Applicant will also seek such other variances, waivers, permits and/or exceptions, pursuant to the Ordinance, and the MLUL, as the Board and its professional consultants may deem necessary for this Application at the time of the Hearing without further public notice.
