TOMS RIVER, N.J. – The longtime Route 9 property once home to the Trainside Warehouse and later an indoor flea market and sports complex is back on the market, with new plans calling for boutique commercial redevelopment.
Located at 1 South Main Street, the one-acre parcel is being marketed by Kassin Sabbagh Realty (KSR) as a 12,000-square-foot development opportunity suited for an office building or restaurant. The property, positioned at the southern entrance to downtown Toms River, sits among a cluster of active businesses and offers direct access to Route 9, Route 37, and the Garden State Parkway.
According to the offering memorandum, the site is zoned for commercial use and carries a maximum buildable area of 12,000 square feet. KSR describes the location as ideal for “a distinctive and versatile setting” that could attract professional tenants or high-end dining concepts seeking visibility and accessibility in one of Ocean County’s busiest corridors.
The property has a long local history, having housed the Trainside Warehouse in the early 2000s before being converted into a sprawling indoor flea market that drew crowds for years. It was later repurposed as a sports and event complex before closing.
It was once the home of Eagle Lumber.
Now vacant, the site represents one of the last sizable redevelopment opportunities along that section of Main Street, where new businesses and medical offices have steadily replaced older industrial properties.
The former Trainside Warehouse property at 1 South Main Street in Toms River is listed for sale as a 12,000-square-foot commercial redevelopment site.
