HOWELL, NJ – A newly constructed retail plaza on Route 9 in Howell has hit the market with a $13.3 million asking price, offering investors a fully leased shopping center anchored by national credit tenants.

The 23,534-square-foot property, located at 4251 U.S. Highway 9, sits within Howell’s busy retail corridor and carries a 5.78 percent capitalization rate. According to marketing materials, the three-tenant net lease center is fully occupied, with staggered lease expirations extending through 2042.

Among the tenants is a QuickChek convenience store that ranks in the 92nd percentile for visits nationwide and the 93rd percentile among New Jersey locations. A CVS Pharmacy also anchors the site, performing in the top 72 percent for sales and 66 percent for visits across the chain’s national portfolio.

The plaza is strategically positioned at a signalized intersection providing access from both directions of Route 9, which carries an estimated 53,000 vehicles daily. The surrounding area includes a population of more than 51,000 residents within a three-mile radius, and an average household income exceeding $150,000 within one mile.

Real estate brokers describe the property as a “core long-term investment” offering stable income from established national tenants in one of Monmouth County’s most active retail corridors.
