$800M Adventure Crossings project faces foreclosure as Jackson’s mega-development dreams unravel
Jackson Township, NJ – A project once hailed as “The Future of Jackson” by former Mayor Michael Reina is facing foreclosure, according to a report from Lakewood’s FAA News this week. It was supposed to be a regional tourism destination.
Years after the project began it’s huge abandoned warehouse, a 7-Eleven gas station, and a few chain fast food restaurants. The only entertainment draw is the Adventure Sports and Entertainment sports complex, which draws in crowds for baseball and softball travel tournaments.
There are no hotels, no convention center, no winter ice skating, no bowling, and no MS research center as originally promised by the developer.
The $800-million Adventure Crossings project, once hailed as the future of Jackson’s economy, is now on the verge of collapse after a major lender filed a foreclosure lawsuit claiming more than $14.8 million in defaulted debt.

The complaint, filed this week in Ocean County Chancery Court by Wilmington Savings Fund Society (WSFS), seeks to seize the 515 Monmouth Road property after developer Vito Cardinale’s companies failed to make required loan payments and defaulted on a 2024 forbearance agreement.
Court filings show the developer missed multiple deadlines and failed to repay the loan when it matured in September, triggering the foreclosure action.
A stalled vision for Jackson’s economic future
Adventure Crossings was designed as a sprawling sports, retail, and hospitality complex along Interstate 195, featuring hotels, restaurants, athletic fields, and medical facilities. Years after its launch, however, much of the project remains unfinished, and key commercial components never advanced beyond early phases.
This year, developer Vito Cardinale announced that many of the originally planned recreation ammenities would not be part of the project going forward, instead, he submitted an application to build 1,200 units, a plan challenged by the township council according to public meeting minutes, video, audio, and resolutions presented and passed by the township council.
Facing mounting costs and stalled construction, Cardinale Development Group attempted earlier this year to add 1,200 residential units to the site in a bid to stabilize its finances. The Jackson Zoning Board rejected that proposal in October, effectively eliminating the project’s last significant revenue alternative.

The financial collapse laid bare
According to the 18-page complaint, the original $14.4 million construction loan was issued in September 2022. Default began in May 2024, and after a temporary extension through a forbearance agreement signed that October, the developer still failed to make payments.
As of December 2, the total debt owed reached $14,899,975.92, including accrued interest, late fees, legal costs, and appraisal expenses. WSFS is asking the court to fix the debt amount, approve a foreclosure sale, and transfer possession of the property to the lender.
Foreclosure threatens to end a long-promised project
The foreclosure filing represents the most severe financial setback yet for Adventure Crossings, which former Mayor Reina once envisioned as a tourism engine capable of transforming Jackson Township’s economy. With the project’s commercial build-out stalled for years, and its residential pivot blocked, there is now little to prevent the property from heading toward a sheriff’s sale, FAA News suggests.
Neither WSFS nor representatives for Cardinale Development Group have commented publicly on the pending lawsuit.
