Developer submits plans to build 9 football fields worth of industrial warehouses between Jackson Outlets, Great Adventure

JACKSON TOWNSHIP, NJ – Phase two of Vito Cardinale’s city in the woods, Adventure Crossing is going to be anything but a great adventure for residents of Jackson and surrounding commmunities. In addition to one million square feet of warehouses, Cardinale is seeking to build a sign that one-third the height of the nearby world’s tallest rollercoaster, Kingda Ka.

Intially planned as a sports and tourism paradise, Cardinale has abandoned plans to build ice rinks, a golf center and other ammenities at Adventure Crossing.  In November of 2019, after meeting with Mayor Michael Reina at an Atlantic City Hotel cocktail party hosted by Cardinale’s lawyer Sal Alfieri, the township council and mayor approved the one million square foot spot zoning ordinance for Cardinale that allowed the developer to convert the sports complex into an industrial, retail and apartment complex.  Plans to build the existing sports fields and sports bubble are reportedly still moving forward at this time.

“Jackson’s future has arrived,” said Mayor Michael Reina of the proposed complex.


According to plans submitted by Cardinale, and his law Sal Alfieri, who is also the lawyer for the controversial Jackson Trails residential project, the two buildings would be 618,000 square feet and 384,000 square feet respectively.  If it were to have remained true to the developer’s initial pitch to the township, that could have been 9 football field sized sports fields.

The project is considered “Phase 2” of Adventure Crossing.  Phase one consisted of 500 apartment units, multi-use turf fields, two hotels, a convention center, medical center, office space and retail and restaurant pads.  In a new diagram on file with the township, Cardinale once again shows a hockey rink complex as part of a future phase three, but if history is an indicator on this project, it could be anything going forward.

Residents of both Jackson and Millstone have raised concerns over the amount of industrial traffic in an already choked two lane county highway that hosts Six Flags Great Adventure, the Jackson Outlets, restaurants and a commercial paintball field.

PLEASE TAKE NOTICE that on January 25, 2021 at 7:30 p.m. the Planning Board of the Township of Jackson Township will hold a hearing on the application of Cardinale & Jackson Crossing Associates, LLC for the project known as Adventure Crossing Phase 2. The hearing will be held at the Township, 95 W. Veterans Highway, Jackson, New Jersey. The premises which are the subject of this application are located on Monmouth Road (Route 537), Jackson, New Jersey between Six Flags and Route 195. Said premises are also known as Block 3001, Lots 3, 4, 5, 6, 19 and 20 in Jackson Township, New Jersey. The property is located in the HCMU zone.

The meeting will be held remotely. The applicant seeks Amended Preliminary and Final Major Site Plan approval to construct two warehouse buildings of 618,514 s.f. and 384,377 s.f. along with associated signage and site improvements. In addition, the applicant seeks approval for a 175 ft. high freestanding sign that was previously approved. The applicant was previously granted approval for 3 warehouse buildings totaling 1,103,850 s.f.

The applicant also intends to request at the hearing such bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
