Several sales topped the million-dollar mark in recent days, while mid-tier homes continued to move quickly amid tight supply and competitive pricing.
The standout sale of the week came at 120 Bayview Drive, a four-bedroom, three-bath waterfront home that sold for $915,000 on February 6. Built in 1940 and updated for modern living, the 1,756-square-foot property fetched $521 per square foot after just 54 days on the market. The sale reflects a growing trend of high-value coastal transactions in Brick’s most desirable waterfront neighborhoods.
Another major transaction closed nearby at 726 Tall Oaks Drive, where a five-bedroom, four-bath colonial sold for $999,999 after just five days on the market. The 2,942-square-foot home, listed by Lauren Radsniak of Weichert Realtors–Toms River, moved swiftly at $340 per square foot, highlighting the continued appetite for large family homes in premier subdivisions.
Million-dollar market expands beyond Brick
Luxury interest extended beyond the township’s borders, as 1663 East Drive in Point Pleasant Borough sold for $1,200,000. The four-bedroom, two-and-a-half-bath home, built in 2000, closed after 94 days on the market at $457 per square foot. Within Brick itself, two land parcels also fetched eye-catching figures — including 665 Bancroft Road, which sold for $999,999 for a 0.7-acre lot, and 768 Barberry Drive, which closed for $186,000, 13 percent above list price, signaling investor confidence in the local buildable market.
Mid-range homes drive volume
Below the luxury tier, Brick’s mid-range sector saw brisk activity, with properties in the $400,000–$600,000 range selling within weeks. A two-bedroom ranch at 96 Baser Lane sold for $412,500 — three percent above list price after just 18 days — while 43 Patmore Road closed for $353,000 after only 11 days. Even attached and smaller-unit properties, such as 1 Reef Place, sold steadily at $310,000 despite longer market exposure.
