Developer seeks to build 214 townhouses on harmony road in jackson

JACKSON-Hyson Estates, LLC is seeking to build 25 townhouses, each with 10 units, totaling 214 units near the intersection of Harmony Road and Carlson Court.

The residential development will be known as “Grande Harmony” in the LC (limited commercial) zone consisting of 45+ acres on Harmony Road.

The Applicant seeks a use variance to develop the property as a multi-family use utilizing the provisions of the MF (multi-family) zone requirements. The property meets or exceeds all of the bulk and dimensional standards within the LC zoning district but the use is not permitted and, thus, a use variance is sought for the construction of 214 residential units in 25 townhouse buildings, together with club house, pool area, sports court, dog park, walking trails and pond area.

The development is designed to conform to the MF zone requirements. Sixteen (16) buildings shall consist of 10 units each. Each 10 unit building shall consist of 8 two bedroom units, one 1 bedroom unit and one 3 bedroom unit. The remaining 9 buildings shall each consist of 6 units of which all are 2 bedroom units. Applicant is offering 171 market rate units and 43 COAH units for consideration by the board. Said application shall include a request for any and all other variances and/or waivers as may be required by submission and discussion of the plans.

The aforesaid has been scheduled for a hearing before the Jackson Township Zoning Board , at the Jackson Township Municipal Building, 95 West Veterans Highway, Jackson, New Jersey on Wednesday, August 1, 2018 at 7:00 p.m. or as soon thereafter as possible. The application, maps and supporting documents are on file in the Jackson Township Zoning Board in the municipal building and are available for public inspection during normal business hours for a period of 10 days prior to the date of hearing.
