Developer seeks variance for minor subdivision for construction of duplex in Lakewood

LAKEWOOD, NJ – River Equities, LLC has submitted an application for Minor Subdivision, Conditional Use, and Bulk Variance approval of Lot 8 in Block 420.01, known as 450 River Avenue, to the Lakewood Township Zoning Board of Adjustment. The proposal is to construct a duplex structure on the property, which is conditionally permitted in the HD-6 (Commercial) Zone. However, a minimum front yard setback of 75 feet from State Highways is required, and therefore, the applicant is requesting a 30-foot minimum front yard setback variance from River Avenue for the proposed new Lot 8.02.

The application also includes a request for any other variances and waivers required by submission and discussion of the plans.

The Lakewood Township Zoning Board of Adjustment has scheduled a special meeting on Monday, May 1, 2023, at 7:00 p.m., at the Municipal Building located at 231 Third Street, Lakewood, New Jersey, to review the application. The application, maps, and supporting documents are available for review at the Lakewood Township Zoning Board of Adjustment office, located at 212 Fourth Street, Lakewood, NJ.
