JACKSON, NJ—Jose Angeles, the owner of J.A. Painting on County Line Road, is continuing to achieve the American Dream as his successful business ventures enrich the township of Jackson, New Jersey.

On Monday night, the Jackson Planning Board held a hearing regarding a proposed commercial building at 10 Forest Hill Avenue.

The applicant is seeking approval to construct a 5,000-square-foot commercial building divided into five units. The site is in the HC Zone on Block 8302, Lot 1. Several variances have been requested, including a reduced minimum lot area of 42,444 square feet, where 45,000 square feet is required. Additionally, the applicant is seeking to proceed with a lot width of 178.7 feet and a lot frontage of 162.3 feet, which fall short of the 200 feet required by local zoning ordinances.

Parking requirements are also under consideration, with 40 spaces proposed instead of the 41 mandated by township regulations. Based on feedback at the meeting, the applicant may request further design waivers or additional variances.

The planning board approved the application and commended the Angeles team for presenting a well-put-together application before the board.

“I think it was a very well represented application, very thorough,” said Planning Board member Ken Bressi. “The cooperation was great and a very clean application.”

“I’d like to thank the applicant for bringing such a wonderful proposal to the township,” said Planning Board Member Joseph Sullivan.

Planning Board Chairwoman Michelle Campbell thanked Angeles for his project and said she cannot wait for the center to be built and opened and that residents will look forward to sitting inside their future restaurant, which now operates as a food truck.
