PARSIPPANY, N.J. — The projects in New Jersey have never looked so good. New taxpayer subsidized affordable housing units are coming to the market in Parspippany.

Eighteen newly constructed affordable rental apartments at “The Lawrence,” located at 169 Johnson Road in Parsippany, are now accepting preliminary applications for a lottery-based waiting list, officials announced.

Applicants must apply online at www.AffordableHomesNewJersey.com by July 17, 2025, to be entered into a random lottery drawing that will determine placement priority. Those without internet access can call 609-664-2769 ext. 5 for assistance.

The project, designed as a smoke-free, pet-friendly complex, features one-, two-, and three-bedroom apartments expected to be ready for occupancy in Fall 2025. Rents range from $516 to $1,753 per month depending on income level and unit size, excluding utilities. Units include amenities such as central air conditioning, dishwasher, washer and dryer, while the building offers a fitness center, dog park, pet spa, conference room, and remote work pods.

Income limits apply, preference for local residents

To qualify, households must meet income limits set by household size and income tier—Very Low, Low, or Moderate. For example, a four-person household must earn no more than $108,240 annually to qualify under the moderate-income bracket.

While the opportunity is open to all income-eligible applicants, residents of Essex, Morris, Union, and Warren counties will be given preference over applicants from other areas.

Affordable Homes New Jersey, a CGP&H service, is managing the application and lottery process under New Jersey’s affordable housing guidelines.

Parsippany’s newest affordable housing site features modern amenities, with applications now open for income-qualified renters through mid-July.
