MANTOLOKING, N.J. – If you have about $80 million to spend and really love Mantoloking, Ocean County’s current luxury real estate market has you covered.
The five most expensive houses currently listed for sale in Ocean County carry a combined asking price of $79.495 million. All five are in Mantoloking, where oceanfront land, Barnegat Bay access and increasingly elaborate new construction continue to command some of the highest prices at the Jersey Shore.

We excluded vacant land and properties being marketed primarily for commercial development. That means the $18 million Reich Farm property in Toms River, which appears near the top of the price-sorted results, is not part of this list.
No. 1: 1201 Ocean Avenue — $17.999 Million
The most expensive house on the market in Ocean County is not finished yet.
At 1201 Ocean Avenue, an 8,000-square-foot oceanfront home is being built on 1.28 acres with an anticipated completion date in summer 2027. The asking price is $17.999 million.
The Shingle-style home will have eight bedrooms and 8½ bathrooms, with the property stretching roughly 150 feet wide and 372 feet deep. The size of the lot is a major part of the appeal in a borough where large oceanfront parcels are increasingly difficult to find.
Plans call for oak flooring, extensive custom millwork, inset cabinetry and a butler’s pantry. A Lutron lighting system, integrated speakers, cameras and whole-house automation bring the technology side of the home up to the same level as the finishes.
Outside, plans include a swimming pool and plenty of room between the house and the ocean. There is also a two-car garage.
The property last changed hands for $4.8 million in September 2022, before the current home was built. It came back to market in January at $17.5 million and is now asking $17.999 million.
At that price, the home works out to roughly $2,250 per square foot.
No. 2: 1063 Ocean Avenue — $16.999 Million
A little farther down Ocean Avenue is another house that will not be ready until next summer, but buyers can already put nearly $17 million on the table for it.
The home planned for 1063 Ocean Avenue will contain about 8,000 square feet with seven bedrooms and nine bathrooms. The 1.11-acre property runs approximately 105 feet wide and 460 feet deep.
Like the No. 1 house, this is an Orchard Hills project with a summer 2027 completion date.
The design leans heavily into the classic high-end Shore house: oak floors, custom cabinetry, extensive trim work and a butler’s pantry, combined with modern lighting, security cameras, speakers and whole-home controls.
There will also be a pool, two-car garage and walk-out basement.
The real selling point, however, is the land. The long oceanfront parcel gives the future homeowner substantial space on one of the most valuable stretches of residential real estate in New Jersey.
The asking price comes to about $2,125 per square foot.
No. 3: 1581 Ocean Avenue — $15.499 Million
If sheer size matters, 1581 Ocean Avenue stands apart from the rest.
The nine-bedroom, 9½-bathroom estate offers approximately 13,000 square feet of indoor and outdoor living space on 2.67 acres. The property includes about 175 feet of private beachfront and stretches roughly 665 feet deep.
At $15.499 million, it is actually less expensive than the two unfinished homes ahead of it despite offering substantially more space.
This is the kind of Shore house designed for a crowd. There are dual laundry rooms, a five-stop elevator, a main kitchen, an entertainment pantry and a second kitchen. Private balconies extend from the bedrooms, while high ceilings and custom millwork run throughout the home.
The outside is just as ambitious.
An elevated outdoor kitchen and bar overlook a Gunite pool above the dunes. Multiple decks and covered porches take advantage of the unusual position between the Atlantic Ocean and Barnegat Bay, giving the property both sunrise and sunset views.
The house is asking about $1,192 per square foot, the lowest per-square-foot price of the five homes on this list. Its current $15.499 million price also reflects a $2 million reduction.
No. 4: 940 Barnegat Lane — $14.999 Million
Not every buyer shopping at this level wants to be directly on the ocean.
At 940 Barnegat Lane, the focus shifts to the bay, boating and sunsets. The 7,068-square-foot house was built in 2025 and is listed for $14.999 million.
The eight-bedroom, 8½-bathroom home sits along a south lagoon off Barnegat Bay and was built by R. Popovitch Builders.
The kitchen is one of its biggest attention-getters. It includes a La Cornue range, two Sub-Zero refrigerators and a 14-foot Calacatta Caldia island. A separate pantry adds Miele appliances.
Upstairs, the primary suite has its own balcony, heated bathroom floors and a large spa-style bathroom. The rest of the house includes an elevator, home gym, wet bar and three fireplaces.
Outside is where the property starts to feel more like a private resort. There is a heated pool and spa, Ipe decking, an outdoor kitchen and docks for getting directly onto the bay.
A separate guest house gives visitors their own space, while a three-car garage handles the cars.
The home was previously asking $15.999 million and has since been reduced by $1 million.
No. 5: 948 Lagoon Lane South — $13.999 Million
The least expensive house in the top five still comes with a nearly $14 million price tag.
Built in 2019, 948 Lagoon Lane South is a 6,719-square-foot waterfront home with seven bedrooms and eight bathrooms. The Hamptons-inspired house sits on 61 feet of waterfront and comes with a 75-foot dock.
For boaters, one detail stands out: the dock has a 24,000-pound boat lift.
Inside, the house combines traditional Shore styling with a Savant smart-home system. Custom millwork and large open living spaces are designed around entertaining and views of the water.
The backyard has a Gunite pool surrounded by Ipe decking and a bluestone patio. There is also a three-car garage.
Unlike the oceanfront properties, this house offers protected-water boating while remaining just a few blocks from the beach.
Its $13.999 million asking price works out to about $2,083 per square foot. Like 940 Barnegat Lane, the property has undergone a $1 million price reduction.
Nearly $80 Million of Real Estate in One Small Shore Borough
Add them together and these five houses are worth $79.495 million at their current asking prices.
The concentration in Mantoloking is perhaps more interesting than the total. Jersey Shore real estate stretches across dozens of beachfront and bayfront communities, yet Ocean County’s five highest residential asking prices are currently concentrated in a borough covering less than half a square mile of land.
The homes also show two different versions of ultra-luxury Shore living.
Along Ocean Avenue, buyers are paying for large beachfront parcels, new construction and direct access to the Atlantic. On the bay side, the emphasis shifts toward docks, boat lifts, protected water, pools and sunset views.
And at this end of the market, a million-dollar price change is almost routine. Three of the five properties have already seen their asking prices move by $1 million or more.
The five most expensive Ocean County homes total $79.495 million.

Every home in the top five is in Mantoloking.
Three are oceanfront properties along Ocean Avenue, while two offer waterfront living and boating access on the Barnegat Bay side.
