The Stafford County Buc-ee’s would sit just off Interstate 95, at the intersection of Courthouse Road (Route 630) and Austin Ridge Drive. The travel center would cover over 36 acres, placing it in a key corridor for travelers and commuters heading north and south through Northern Virginia.
While the company submitted its original application more than a year ago, a new rezoning application was recently filed. County staff are currently reviewing both the rezoning and conditional use permit applications. Officials say feedback should be completed by the end of April.

The proposal has drawn mixed reactions from residents, with online petitions both opposing and supporting the project circulating. Concerns have included traffic, development impact, and environmental considerations, while supporters point to economic growth and the store’s popularity in other states.
Buc-ee’s, founded in 1982, is best known for its expansive convenience stores, dozens of fuel pumps, and snacks like “Beaver Nuggets.” The company has stores across the South and recently broke ground in Rockingham County for what will be its first Virginia location, a $60 million investment expected to generate 200 jobs.
