Howell NJ home sales: prices top $935K as market moves quickly this week

Multiple homes sell above asking as Howell-area real estate shows strong demand

Howell, NJ – A wave of home sales across Howell and surrounding Monmouth County communities this week highlights continued buyer demand, with several properties selling above asking price and spending less than two weeks on the market.

The highest recorded sale was a four-bedroom home at 118 Megill Road in Farmingdale, which closed for $935,000 on Wednesday after just 15 days on the market. The nearly 3,000-square-foot home sold at approximately $313 per square foot.

Several Howell properties also posted strong results, including homes on Sun Hollow Road and Virginia Drive, both of which sold above their listing prices.

Homes selling quickly and above list price

A three-bedroom home at 47 Sun Hollow Road sold for $715,000—about 3% above asking—after just 13 days on the market. Another property at 39 Virginia Drive closed for $610,000, roughly 2% above list price in only nine days.

Lower-priced transactions included a condo in Freehold selling for $389,000 after more than four months on the market, and another Freehold unit closing at $380,000.

Broader market activity across Monmouth County

Outside Howell, nearby towns also saw steady activity. A parcel of land at 139 Belmar Boulevard in Farmingdale sold for $350,000 in just 11 days, while a home in Brick Township closed for $340,000 after two weeks.

Across the region, price-per-square-foot ranged widely—from about $262 in Brick to over $450 in Howell—reflecting differences in property type, size, and location.
