Ocean County's median single-family home price rose to $635,000 in June as sales increased and homes sold faster, according to the latest market data from New Jersey REALTORS.

TOMS RIVER, N.J. – Home prices across Ocean County continued their upward trend in June, even as year-to-date sales activity remained below last year’s pace. The latest June 2026 Local Market Update, provided by New Jersey REALTORSx, shows buyers continued paying near asking price while inventory remained relatively stable.

The report found the median price of a single-family home reached $635,000 in June, a 2.7% increase from the same month last year. Closed sales climbed 8.9% to 536 transactions during the month, while homes sold in an average of 31 days, four days faster than June of last year.

Single-family market remains competitive

New listings increased to 773 homes, up 6% from June 2025, while the inventory of homes for sale edged down 1.3% to 1,460 properties. Months of supply fell slightly to 3.2 months, indicating the market continues to favor sellers despite a modest increase in available listings earlier this year.

Through the first six months of the year, however, the pace of the market has cooled compared with 2025. Closed sales declined 5.5% year over year, while new listings slipped 2.2%. Even so, the year-to-date median sales price climbed 4.2% to $625,000, reflecting continued demand for homes across the county.

Condo and adult community prices also increased

The townhouse and condominium market posted fewer sales but continued to see rising prices. The median sales price climbed 12.5% to $450,000 in June, although closed sales fell 27.5% from a year earlier. Inventory increased to 227 homes, giving buyers slightly more choices than last summer.

Adult community homes also experienced steady price growth. The median sales price reached $375,000, up 12% from June 2025, while new listings increased nearly 10% and inventory rose to 1,030 homes. Closed sales in that segment remained essentially unchanged from a year ago.

Ocean County’s housing market continues to show resilience despite higher prices and slower year-to-date sales. Buyers are still paying nearly full asking price, while limited inventory in many communities continues to support home values across the county.
